Concrete Slab & Foundation Contractors

Short answer

Hire a slab or foundation contractor against a defined use and design. Tell bidders what the slab will support and provide approved plans when available. Compare excavation, base preparation, reinforcement, embedded services, inspections and curing in the written scope. A volume calculator estimates concrete quantity; it does not design a foundation.

Explain what the slab will support

A storage shed, workshop, garage and home addition are different projects. Tell the contractor about equipment, vehicle loads and any future building work. Ask who is responsible for the design and whether plans or engineering are needed. Give every bidder the same drawings and revisions. Avoid comparing a price based on a sketch with one that includes a fully specified foundation and associated site work.

Coordinate work that must happen before the pour

Ask how excavation, ground preparation and embedded services will be coordinated. Identify plumbing, electrical conduits, drains and fixing locations that appear on the plans, and agree who checks them before placement. Establish who arranges inspections and what work must be approved before the next stage. Changes after concrete is placed can involve more than simply moving a fitting.

Separate the foundation from the finished floor

Confirm whether the bid covers structural work only or also the finished floor surface you expect. Discuss levels, thresholds, drainage and any later coating or floor covering with the relevant trades. Ask who verifies that the concrete is suitable before the next product is installed. Include tolerances and acceptance requirements from the project plans rather than relying on a vague promise of a smooth floor.

Read the exclusions before choosing a bid

Clarify assumptions about excavation, disposal, unsuitable ground, delivery access and concrete placement. Ask how unforeseen conditions will be priced and approved. Confirm who supplies drawings, arranges permits and coordinates adjoining trades. A written sequence, payment schedule and handover checklist will help you understand what the contractor is responsible for and when the project is ready for the next stage.

What your foundations and slabs quote should include

  • Intended use, drawings and design responsibility
  • Excavation, base work and unforeseen ground conditions
  • Reinforcement and embedded services from the plans
  • Inspection stages and coordination with other trades
  • Finish, curing, loading and handover requirements

For budgeting, read the foundations and slabs cost guide. These are national estimates, not a local bid. Use the project calculator for quantities after the dimensions are established.

Step 1 of 3

What kind of project is it?

Frequently asked questions

Can a calculator tell me how thick a foundation should be?

+

No. The calculator converts dimensions into volume. Ask the designer or qualified contractor to establish the specification for the actual loads, site and applicable requirements.

Should permits be part of the quote?

+

State who will determine the required approvals, prepare documents, pay fees and arrange inspections. Confirm requirements with the authority for the project address.
